1. Details of the Property owner
The very first and vital thing you need the details of the property owner. If you know the owner's details and prove that, transferring property to your name can be easy. But what if you are unknown with the title?
Apart, you have to know all about the owner, including his police records, reasons for leaving the property, and much more. One of the best ways to find the actual title of that property is by visiting the sub-registrar office. Here the buyer can easily find the details of the property's title and other documents that you have to check.
While doing this, make sure the title name is free from any legal issues; the seller is the actual owner of that property. As a buyer, you should clarify everything that you want to know.
2. Land Permissions
Once you verify the identity of the seller, your next step is to find out the land details. It is necessary to ensure that the area, house, or building you are buying is legally registered or not. Also, you should check out the plans of that building, like whether the building will go under construction, nearby places, the market, the standard of living, and more. Make sure the building plan is made according to the NBCI (national building code of India), and the design should be according to the GRIHA.
3. Certificates of the land
Another important thing you should not forget to check the certificates of land. We all know that buying and constructing and buying a property in a commercial area is illegal. You need to contact the property owner and ask for the certificates to know their legitimacy better. In case you buy a residential property in the commercial sector, and without approval, the government will sue your property.
4. Check Property Tax Report
Property tax is yet another essential thing you need to check on. Any property without a tax report considers as a legal offense. So, as a savvy buyer, you should have a property tax report, and you won't find any issue in the future.
Here we need to share one thing that does ask the owner to share all the property tax reports because once the property title with your name; you will need to pay property tax in the future. So be concise in this.
5. RERA Project Certificate
The property developers need to register their property with their title under RERA (Regulation and development activities). It has been compulsory for years, so the buyer should confirm whether the property is registered with RERA or not (whom you want to buy).
RERA also mandates that all the brokers and property dealers are registered under RERA to complete the legal formalities. Also, keep in check the dealers should have updated registration copies of RERA.
While buying property, ensure that your broker has all the above legal documents. Hence, you can believe him and buy the property without risk.
