The department has worked hard five days a week and earlier they had to do everything manually. UPOBPAS is great initiatives that will eventually reduce the amount of time spend by citizen for the approval process. Along with that, it will also limit the human intervention along with enhancing transparency.

The Housing Department is the proficient authority that undertakes this process of approvals. Also, the development authority will be the in charge of applicability criteria and eligibility. It will take 15 days for getting the building plan approvals.
What Are The Mandatory Documents Required For Approvals?

(i) Sale Deed/Gift Deed/Will Deed/Any other Deed
(ii) Architect/Engineer Registration Certificate
(iii) Common Affidavit
(iv) Mutation Document/Possession Letter
(v) Calculation sheet of Estimate with Affidavit
What Are The Conditional Documents Required For Approvals?
Depending upon the plots and sites, there are conditional Documents that are required. Following are the documents:

(ii) NOC from Nazool Department
(iii) NOC from Trust Section
(iv) NOC from Property Section
(v) NOC from Ceiling Department
(vi) Planning Department Certificate
(vii) NOC from Tehsil
(viii) NOC from Municipal Corporation
(ix) NOC from S.P. Traffic
(x) NOC from Airport Authority/ Defence airport
(xi) NOC from Irrigation Dept
(xii) NOC from Public Work Dept
(xiii) NOC from Metro
(xiv) NOC from Railways
(xv) NOC from Army
(xvi) NOC from Forest Dept
(xvii) NOC from NHAI (Highway)

What is the fee charged for UPOBPAS?
The fee for the approvals is different and depends on the basis of inputs and gets auto calculated. And the mode of payment would be online only.
Follow the Steps to register on Uttar Pradesh Online BPAS website to apply for building plan approval:
Step- 1: Visit the online single window official portal using the website address.
Step- 2: Now, register on the online portal using their personal Details and Contact Details.
Step- 3: A password will be generated and sent thru SMS/Email.
Step- 4: Use the User id and Password to log into your online Web portal.
Step - 5: After logging into the web portal, the Applicant shall fill the common application form and create Unit.
Step -6 : Select apply for permission, choose unit, select Department “Housing Department” and service “Building Plan Approval” then click on proceed.
Step- 7: The applicant will go ahead and submit the application form for service “Building Plan Approval”.
Step -8: Once the application is filled, Pay Scrutiny Charges & Building Permission Fee.
Step- 9: Submit Predcr converted CAD drawing in online system.
Step -10: Predcr converted CAD drawing pass in Auto Scrutiny.
Step -11: Once drawing pass, apply for Post Approva
l.
Step -12: Development Authority Scrutinizes the Application and raised query (if required) within 7 days by sanctioning officer.
Step -13: Applicant corrects queries raised by sanctioning officer & resubmit.
Step -14: Plan sanction by sanctioning officer of D.A. on the basis of NOCs, Corrected drawing and Documents.
Step -15: Plan sanction Document generated by System with condition & digitally signed by sanction officer of DA.
Step -16: Applicant can download the Document from online system.
